Heavy Construction Debris in New-Build Ducts, Frisco Ranch
The homeowner called six months after moving in. Their Frisco Ranch build had been finished fast, and the HVAC contractor had run the system during final trim work. Drywall dust, insulation fragments, and sawdust had settled in every return. We scoped the main trunk with a camera and found a 2-inch layer of fine particulate at the first elbow (the angled fitting that changes duct direction). Our crew used a Rotobrush system with HEPA filtration, ran it the full length of each duct run (the individual supply or return line), and pulled out enough debris to fill a shop vacuum. The photo record showed bare metal at the end. The owner said their registers (the vent covers in each room) had stopped blowing gray dust onto furniture.
Pet Dander Accumulation, Preston Highlands
This Preston Highlands house had two Huskies and a Lab. The supply ducts (the lines that push conditioned air into rooms) were lined with a clingy, gray film that standard vacuum attachments couldn’t dislodge. We see this often in Frisco’s older neighborhoods where the original ductwork is flex duct (the ribbed, flexible tubing common in 1990s Texas construction). The ribs trap hair and dander. We switched to a Nikro pneumatic whip system, which uses compressed air to knock debris loose inside the duct run, followed by Abatement Technologies negative-pressure collection. The before photos showed a matte gray coating. The afters showed reflective galvanized steel. The homeowner kept the photo record for their allergist.
Mold Remediation in Master Bedroom Supply, Stonebriar Area
A Stonebriar homeowner noticed a musty smell every time the AC cycled on. We cut an access panel at the supply plenum (the distribution box that splits air to multiple rooms) and found dark spotting on the duct walls feeding the master suite. Frisco’s clay soil holds moisture, and homes with crawl space or slab ductwork can develop humidity pockets. We don’t guess at mold. We photograph it, apply an EPA-registered antimicrobial through a fogging system, mechanically clean with a Rotobrush, and photograph again. The photo record in this case showed four distinct angles before treatment and the same four after. Haven Standard Clause 1 required a written price before we cut the first panel. The total was $340 for the affected zone, agreed in writing.
Post-Renovation Clog in Kitchen Return, The Trails of Frisco
Kitchen remodel in The Trails of Frisco. The contractor had sealed off the return register (the vent that pulls air back to the unit) with plastic, but the HVAC was still running during demo. Drywall compound and grout dust got sucked past the barrier and set like concrete in the duct. We see this mistake weekly in Frisco’s active renovation market. The homeowner’s system was whistling and the kitchen was always the warmest room. We used a pneumatic skipper ball, which bounces through the duct under air pressure, to break the hardened material loose, then extracted with a Honeywell-rated HEPA vacuum. The before photo showed a duct that was maybe 40% open. The after showed full round diameter. Written price was $280, delivered before we touched the register screws.
Years of Neglected Maintenance, Legacy Lakes
Legacy Lakes home, original owner, 14 years in the house, zero duct cleanings. The supply registers in the kids’ bedrooms barely moved a tissue. We removed one register and the camera showed a packed mat of dust, hair, and what looked like decayed filter material. The filter had been changed, but cheap fiberglass filters let everything through. This was a full-system job: 12 supply runs, 4 returns, plus the main trunk lines. We ran the Rotobrush through every line, sealed each register during extraction to maintain negative pressure, and documented every foot. The photo record was 47 images. Written price was $680 for the complete system, agreed before we opened the first panel. The homeowner said the upstairs had never cooled evenly until that day.
Dryer Vent Fire Hazard, Panther Creek
Panther Creek homeowner’s dryer was taking three cycles. We scoped the vent from the outside and found lint compressed to about 20% of the pipe diameter. This is the leading cause of house fires in Texas. We don’t brush dryer vents from the inside only. We use a Nikro rotary brush system from both ends, measure airflow with an anemometer (a wind-speed gauge) before and after, and photograph the lint volume collected. The before photo showed a dark, packed tube. The after showed light through the pipe. Airflow went from 8 mph to 18 mph. Written price: $180. Took 45 minutes. The lint filled a 5-gallon bag.
